I plan the whole family from the first conversation, and in Cyprus that matters more than the property. The investment does not grow with the family, but the income requirement does, and the age of each child decides which route they take. Here is who is covered and what each person needs.

Who is covered automatically

The Immigration Permit is issued to the applicant and covers the spouse and children under 18 as dependants. BRIDGES includes natural and adopted children of the applicant and of the spouse, and requires a registered marriage for the spouse.

Each person adds to the income you must prove: €15,000 a year for the spouse and €10,000 for each dependent minor child, on top of the applicant’s €50,000.

FamilyIncome required per year
Applicant alone€50,000
Couple€65,000
Couple with one child€75,000
Couple with two children€85,000

The spouse’s income can be counted towards the total.

A separate permit for the spouse

If you prefer, each spouse can hold a separate Immigration Permit. This needs a separate application and fee, and the other spouse does not have to meet the criteria. Note one link that stays: if the investor’s permit is cancelled for any reason, the spouse’s permit is cancelled too.

If a minor child is included without both parents taking part in the application, the Migration Department accepts only a consent declaration signed before a consular officer of the Republic of Cyprus. It must say that the parent consents to the child residing permanently in Cyprus. In my experience this is the document that takes longest after a divorce, so I raise it in the first week.

The residence card of a minor is valid until the age of 18.

Students aged 18 to 25

Unmarried children aged 18 to 25 who study at a university or college abroad on the date of application and depend on you financially can apply for their own Immigration Permit on your investment. They file a separate application and pay its fee, and the parents show an additional €10,000 of annual income for each such child.

Two details make this route valuable:

  • The permit stays valid after the child turns 25, even if they marry, stop studying or become independent.
  • Their own future spouse or children cannot be added as dependants on that permit.

If the child wants to study in Cyprus, they first apply through the university for a temporary student residence permit. After their studies they can apply for their own Immigration Permit regardless of age, again with €10,000 of extra income shown by the parents.

Adult children who are not dependent

An adult child who is not financially dependent can get a permit only with a higher investment. The €300,000 is multiplied by the number of adult children who rely on the same investment: €600,000 with one adult child, €900,000 with two. For real estate, at least 66% of the market value must be paid when you apply. Each adult child must show their own secure income of at least €50,000, plus €15,000 for a spouse and €10,000 for each minor child. The investment can be in the joint names of the parent and the adult child, or in the parent’s name only.

Parents

The 2023 criteria list only the spouse and children as dependants. BRIDGES confirms that parents have not been included in the programme since 2023, and that a parent usually needs a separate basis, most often their own application with their own investment and income. I say this plainly at the start, because some families still expect Cyprus to work like programmes where parents join on the same investment.

A child born after the permit

BRIDGES describes a separate, shorter request for a newborn to be added after the family has the status, with the birth certificate, the parents’ passports and confirmation that the family still meets the conditions. It advises filing in the first months after the birth.

Where the family will live

If you buy a home under category A and its bedrooms are not enough for your dependants, you name another property where they will live, with a title deed, a sale contract or a rental agreement. For categories B, C and D you always show accommodation in Cyprus.

My family checklist

  • Count each child’s age on the planned filing date, not today.
  • Prepare the consent declaration before a Cypriot consul if one parent is not in the application.
  • For a student, gather proof of enrolment abroad and of financial dependence.
  • Add up the income for everyone and match it to the tax returns.

BRIDGES explains the family rules on its page about Cyprus permanent residence. The document list for each person is in my guide to the application process and documents. Last checked 19 October 2026.

Questions and answers

Does each family member need a separate investment?

No for the spouse and children under 18, who are covered as dependants. Students aged 18 to 25 use the same investment but file their own application. Adult children who are not dependent need the investment multiplied by their number.

Can I include my parents?

The current criteria cover the spouse and children only. BRIDGES states that parents have not been included in the programme since 2023, so they need a separate basis, for example their own application.

What happens to my child's permit after 25?

A permit granted to a student child stays valid after 25, even if the child marries, stops studying or becomes financially independent. Their future spouse and children cannot be added to it as dependants.
